Cara menghitung denda PBB cukup mudah; ketahui persentase denda yang dikenakan lalu jumlahkan dengan durasi tunggakan.

PBB sendiri merupakan jenis pajak tahunan yang dibebankan kepada setiap pemilik properti, baik perorangan maupun badan hukum.

Seperti namanya, objek pajak ini adalah bumi (tanah) dan bangunan yang berdiri di atasnya.

Merujuk UU No.12 Tahun 1985 tentang Pajak Bumi dan Bangunan, PBB dikenakan sebesar 0,5% dari Nilai Jual Kena Pajak (NJKP).

Sedangkan NJKP adalah 20–40% dari Nilai Jual Objek Pajak (NJOP), tergantung nilai properti.

Kamu sejatinya tidak perlu menghitung tagihan PBB tiap tahun, sebab informasi tersebut dapat dilihat melalui Surat Pemberitahuan Pajak Terutang (SPPT).

Namun, karena terdapat tunggakan, maka kamu perlu menghitung besaran dendanya beserta total PBB tahunan yang harus dibayarkan.

Begini Cara Menghitung Denda PBB

Dalam UU No.12 Tahun 1985 disebutkan, pemberitahuan pajak terutang PBB harus dilunasi paling lambat 6 bulan sejak tanggal diterimanya SPPT.

Jika wajib pajak tidak melunasi tagihan tersebut, maka dia akan dikenakan denda sebesar 2% per bulan dari jumlah PBB terutang.

Misalnya kamu dikenakan tagihan PBB sebesar Rp1 juta per tahun.

Namun, kamu telah menunggak pembayaran pajak selama 2 tahun atau setara 24 bulan.

Jika demikian, maka cara menghitung denda PBB tersebut adalah;

NJKP x 2% x jumlah bulan terlambat

Rp1.000.000 x 2% x 24 = Rp480.000

Berdasarkan simulasi di atas, maka kamu harus membayar denda PBB sebesar Rp480 ribu.

Jika telat selama 2 tahun, maka total PBB (pokok utang dan denda) yang harus dilunasi pada tahun pembayaran adalah Rp2.480.000.

Telat membayar PBB selama 5, 10, bahkan 20 tahun? Hati-hati, sebab propertimu bisa saja berakhir disita oleh instansi pajak.

Secara perhitungan, denda telat bayar PBB selama 5, 10, atau bahkan 20 tahun sebenarnya sama saja seperti simulasi di atas.

Misalnya kamu dikenakan PBB sebesar Rp1 juta per tahun.

Jika telat bayar PBB selama 5 tahun, maka denda yang harus kamu bayar adalah sebesar;

Rp1.000.000 x 2% x 60 = Rp1.200.000.

Namun, jika tunggakan mencapai 10 tahun, maka denda yang harus dilunasi adalah;

Rp1.000.000 x 2% x 120 = Rp2.400.000.

Begitu pula dengan tunggakan 20 tahun, maka denda PBB tersebut bisa mencapai;

Rp1.000.000 x 2% x 240 = Rp4.800.000.

Ingat, semakin lama menunggak PBB, maka semakin besar pula denda beserta pokok pajak yang harus kamu bayarkan.

Namun, selain denda, ada pula konsekuensi lain yang mungkin akan diterima jika telat bayar PBB selama bertahun-tahun.

Pertama, kamu akan diberikan surat tagihan pajak, surat teguran, surat peringatan penagihan penunggakan pajak, hingga surat paksa.

Lalu, jika PBB tidak kunjung dilunasi, maka akan dilakukan pemasangan plang penunggakan pajak sebagai bentuk sanksi sosial.

Bila masih tidak ada respons, maka proses sita akan dilakukan dan aset tersebut dilelang untuk melunasi tunggakan pajak.

Sebagai panduan, berikut beberapa langkah yang bisa kamu lakukan:

1) Tokopedia

  1. Buka aplikasi Tokopedia, lalu pilih menu “Top-up dan Tagihan”
  2. Selanjutnya, pilih “Pajak PBB” pada menu layanan pemerintah
  3. Masukkan data PBB dengan memilih cluster provinsi.
  4. Kemudian, pilih kota atau kabupaten tempat tinggalmu
  5. Pilih tahun PBB yang akan dibayar dan masukkan nomor objek pajak
  6. Klik opsi “Bayar” dan pilih metode pembayaran yang diinginkan
  7. Setelah itu, sistem akan segera memproses pembayaran tersebut.

2) Bukalapak

  1. Buka aplikasi Bukalapak
  2. Pada menu jenis pajak, pilih “PBB” dan masukan nomor objek pajak
  3. Isi seluruh data yang diperlukan, seperti alamat dan tahun pajak SPPT
  4. Setelah data tagihan muncul, klik “Lanjut” dan pilih metode pembayaran
  5. Jika transaksi berhasil diproses, bukti pembayaran akan dikirimkan melalui email.

3) Shopee

  1. Buka aplikasi Shopee dan klik ikon “Pulsa, Tagihan & Tiket”
  2. Kemudian, klik “PBB” pada kategori Tagihan
  3. Tentukan wilayah sesuai lokasi properti dan masukkan tahun pajak
  4. Masukkan Nomor Objek Pajak (NOP) dan klik “Lihat Tagihan”
  5. Setelah muncul, pilih “Bayar Sekarang” dan metode Pembayaran yang diinginkan
  6. Pilih “Bayar” dan masukkan PIN ShopeePay
  7. Pilih “Konfirmasi” untuk mengakhiri proses pembayaran.

4) Blibli

  1. Buka aplikasi Blibli dan masuk ke akun pengguna
  2. Di halaman utama, pilih “Tagihan & Isi Ulang” lalu pilih “PBB”
  3. Pilih tahun pajak/SPPT dan kota/kabupaten, lalu masukkan NOP
  4. Setelahnya, tekan tombol “Lihat tagihan”
  5. Periksa kembali info tagihanmu, jika sudah sesuai maka klik tombol “Lanjut bayar”
  6. Selesaikan pembayaran dengan metode pilihanmu sebelum waktu berakhir.

5) DANA

  1. Buka aplikasi DANA dan klik “PBB” di menu Semua Layanan
  2. Klik “Izinkan Akses” untuk menghubungkan PBB dengan akun DANA
  3. Pilih provinsi PBB yang akan dilunasi
  4. Pilih lokasi Kota/Kabupaten PBB, tahun pajak, dan masukkan NOP
  5. Klik “Lanjutkan Pembayaran” dan pastikan informasi pembayaran PBB sudah tepat
  6. Klik “Konfirmasi” dan akhiri dengan “Bayar”.

6) Supermarket

  1. Datang ke kasir dan sebutkan NOP
  2. Setelah itu, kasir akan memberi informasi mengenai nominal tagihan PBB.
  3. Melakukan pembayaran dengan tunai atau debit.
  4. Pembayaran selesai, kamu bisa menyimpan struk pembayaran sebagai bukti.

7) Kantor Pos

  1. Datangi kantor pos terdekat
  2. Tunjukkan SPPT PBB P2 atau tunjukkan NOP yang terdiri dari 18 digit
  3. Setor pembayaran sesuai dengan kewajiban yang harus dibayar.

8) Situs Resmi Pajak Daerah

  1. Buka website pajak daerah sesuai domisili
  2. Pilih menu PBB
  3. Masukkan domisili
  4. Masukkan Nomor Objek Pajak (NOP)

  6. Layar akan menampilkan jumlah tagihan tunggakan PBB.
