Mengenal SP3K, Surat Bukti Diterimanya Pengajuan KPR dari Bank

SP3K

Surat Penegasan Persetujuan Penyediaan Kredit atau SP3K, merupakan salah satu dokumen penting yang akan diterima debitur dalam proses pengajuan Kredit Pemilikan Rumah (KPR).  

SP3K adalah dokumen yang menerangkan bahwa pengajuan kredit rumah dari calon debitur sudah layak dan memenuhi syarat. 

Maka itu, SP3K bisa diartikan juga sebagai dokumen pemberitahuan telah diterimanya pengajuan KPR oleh bank. 

Umumnya, SP3K mencantumkan hal-hal terkait jenis kredit, jangka waktu atau tenor, suku bunga, dan sebagainya.

Meski begitu, apabila Anda telah menerima SP3K dari bank, bukan berarti proses pengajuan KPR telah berakhir. 

Pasalnya, setelah terbitnya surat ini, Anda masih harus menjalani akad kredit sebagai proses akhir dalam pengajuan kredit pemilikan rumah.

Kapan SP3K Terbit?

Kapan SP3K Terbit

Terbitnya SP3K tentu sangat dinantikan oleh debitur, tetapi kapan surat tersebut keluar?

SP3K terbit setelah bank menyelesaikan proses penilaian rumah atau appraisal, verifikasi profil, evaluasi skor kredit, dan analisis risiko kredit bagi calon nasabah.

Biasanya, proses tersebut memakan waktu sekitar 14 hari sejak pengajuan KPR dinyatakan disetujui oleh bank.

Lalu, setelah SP3K keluar, kapan akad kredit? Akad kredit biasanya dilakukan 2 minggu setelah pajak pembeli dan penjual lunas.

Isi dan Masa Berlaku SP3K

Seperti disinggung di atas, secara keseluruhan SP3K memuat keterangan terkait kredit yang diajukan. 

Maka itu, SP3K biasanya berisi informasi mengenai plafon yang diberikan, jenis kredit, jangka waktu, jumlah bunga dan angsuran, hingga jaminan kredit.

Di dalam SP3K, tercantum nominal angsuran pertama yang harus dibayarkan, serta biaya-biaya lain seperti premi asuransi dan Akta Pemberian Hak Tanggungan (APHT).

Jika telah menerima SP3K dan proses pembelian rumah sudah diurus, selanjutnya pihak perbankan akan menunjuk notaris atau PPAT untuk melaksanakan akad kredit.

Dalam akad kredit, notaris akan membacakan poin-poin penting yang perlu Anda penuhi sebagai debitur KPR.

Setelah itu, saat dokumen yang diajukan dianggap sah, maka akad kredit akan ditandatangani.
