Syarat Jual Beli Rumah di Notaris

Biasanya, proses pembuatan AJB memerlukan waktu sekitar 1–3 bulan.
Jika Anda kesulitan dalam membayar PPh maupun BPHTB, biasanya PPAT akan membantu mekanisme pembayarannya.
Proses pembuatan AJB harus dihadiri oleh pihak penjual dan pembeli, serta disaksikan minimal oleh dua orang saksi.
PPAT akan membacakan dan menjelaskan isi akta, lalu akta tersebut akan ditandatangani oleh pihak penjual, pembeli, saksi beserta PPAT.
Akta dibuat dalam dua rangkap, satu disimpan oleh PPAT dan satunya diserahkan ke kantor pertanahan untuk keperluan balik nama.
PPAT akan menyerahkan berkas AJB selambat-lambatnya 7 hari kerja setelah proses tanda tangan.
Berkas yang akan diserahkan meliputi surat permohonan balik nama, AJB, sertifikat tanah, fotokopi KTP penjual dan pembeli, serta bukti pembayaran PPh dan BPHTB.
Kuitansi Jual Beli Rumah
Selain AJB, ada pula dokumen lain yang cukup penting dalam proses jual beli rumah, yakni surat perjanjian dan kuitansi.
Meski di mata hukum AJB dan SHM lebih kuat dan resmi, tetapi surat perjanjian dan kuitansi jadi dokumen penunjang adanya transaksi jual beli properti.
Dua dokumen ini berisi kesepakatan antara penjual dan pembeli yang melakukan transaksi jual beli.
Jika kamu ingin membuatnya, pastikan surat perjanjian dan kuitansi jual beli rumah diberikan meterai serta tanda tangan sebagai bukti tanda pengesahan.
Fungsi meterai adalah memberikan kekuatan hukum bila mana ada subjek yang melanggar ketentuan pada dokumen tersebut.
Terakhir, Anda harus melibatkan saksi minimal dua orang yang ikut membubuhkan tanda tangan di kedua dokumen tersebut.

Syarat Jual Beli Rumah KPR
Bagi Anda yang berencana membeli rumah dengan KPR, ada pula sejumlah syarat dan dokumen yang harus diperhatikan.
Ini agar pengajuan KPR Anda diterima oleh bank, serta mendapatkan plafon dan tenor sesuai yang diharapkan.
Beberapa syarat membeli rumah melalui KPR, ialah:
Berusia 21 tahun dan maksimal berusia 55 tahun saat mengajukan KPR
Punya penghasilan tetap dengan masa kerja minimal 1 tahun
