Perbedaan KPR, KPT dan KPA

KPT adalah fasilitas kredit yang diberikan oleh lembaga perbankan kepada nasabah yang ingin mengajukan pinjaman untuk pembelian tanah. 

Secara umum, layanan ini mirip dengan Kredit Pemilikan Rumah (KPR) maupun Kredit Pemilikan Apartemen (KPA).

Karena itu, banyak juga masyarakat yang menyebut KPT dengan istilah KPR tanah.

Wajar karena prosedur pengajuan hingga dokumen persyaratannya pun tidak berbeda. 

Perbedaan ketiganya hanya terletak pada objek kreditnya.

Objek pengajuan KPR adalah rumah, objek pengajuan KPA adalah apartemen, sedangkan KPT objeknya adalah tanah kavling.

Seperti telah disinggung di atas, prosedur dan syarat yang harus disiapkan ketika hendak mengajukan KPT tidak berbeda dengan KPR atau KPA. 

Bahkan, kamu juga harus menyiapkan sejumlah dana untuk membayar uang muka dan biaya lain, persis seperti membeli rumah atau apartemen.

Sebagai panduan, berikut langkah-langkah yang harus dilakukan.

1. Siapkan Uang Muka

Hal pertama yang harus dilakukan untuk mengajukan KPR tanah adalah menyiapkan uang muka untuk pembelian tanah.

Kisaran uang mukanya adalah 30% dari total harga tanah.

Namun, bisa pula lebih besar atau kecil, tergantung masing-masing bank.

Artinya, jika tanah dijual dibanderol dengan harga Rp100 juta, maka uang muka yang harus disiapkan adalah Rp30 juta. 

Besar kemungkinan kamu harus menyiapkan dana lebih untuk membayar biaya lain seperti biaya provisi, asuransi, administrasi, PBB, PPh, BBN, dan notaris. 

2. Lengkapi Persyaratan

Jika uang muka sudah siap, kamu juga harus memenuhi sejumlah persyaratan untuk bisa mengajukan KPT.

Syarat mengajukan KPR terbagi atas dua kategori, yakni administrasi dan dokumen.

Untuk syarat administrasi, berikut beberapa hal yang perlu kamu penuhi:

    • Warga Negara Indonesia (WNI)
    • Usia minimal 21 tahun atau sudah menikah
    • Usia maksimal 55 tahun (karyawan atau pegawai) dan 65 tahun (wiraswasta atau profesional)
    • Karyawan atau pegawai tetap minimal 2 tahun bekerja

Sedangkan untuk dokumentasi, biasanya ada beberapa hal yang perlu kamu siapkan:

3. Lakukan Pengajuan

Langkah pertama dalam proses pengajuan KPT adalah mendatangi bank penyedia fasilitas tersebut.

Bawa dokumen yang telah disebutkan di atas, lalu isi formulir permohonan kredit yang telah disediakan oleh bank.

Proses pengajuan umumnya memakan waktu selama 2 minggu hingga 1 bulan. 

Sama halnya dengan pembelian rumah dan apartemen, bank akan melakukan verifikasi dan penilaian terhadap pengajuan tersebut. 

Pastikan tanah yang hendak dibeli telah mengantongi Sertifikat Hak Milik (SHM). 

Pasalnya, bila kamu membeli tanah girik, proses pengajuan KPR tanah akan sulit disetujui oleh bank.
