KPR atas Nama Orang Lain, Apakah Bisa? Pahami Risikonya!

Kredit Pemilikan Rumah (KPR) memberi solusi bagi masyarakat yang tak mampu membeli rumah secara tunai keras. Lalu, apakah bisa mengajukan KPR atas nama orang lain?
Proses pengajuan KPR ke bank memang membutuhkan waktu. Orang yang permohonannya ditolak biasanya terkendala beberapa hal, misalnya skor kredit yang buruk di Sistem Layanan Informasi Keuangan (SLIK).
Sebagai solusinya, tak jarang orang yang melakukan pengajuan KPR atas nama orang lain. Misalnya, seorang adik mengajukan kredit rumah atas nama kakaknya.
Namun, yang paling sering terjadi ialah anak mengajukan KPR atas nama orang tua. Lantas, apakah pinjam nama untuk kredit rumah ini diperbolehkan oleh bank?
Selain terkendala SLIk atau BI checking, banyak alasan yang mendorong seseorang untuk mengajukan KPR atas nama orang lain. Misalnya, ingin memberi hadiah rumah untuk kedua orang tua.
Alhasil, dia pun meminjam nama orang tuanya untuk proses pengajuan ke bank. Contoh lainnya, adik yang belum cukup umur untuk mengajukan kredit rumah, tetapi mampu secara finansial.
Akhirnya dia pun mengajukan KPR, misalnya, ke KPR Bank Mandiri atas nama kakaknya. Apabila si orang tua dan kakak yang berhadapan langsung ke bank mungkin saja permohonan diterima.
Namun, bank sendiri tidak memperbolehkan pengambilan rumah KPR atas nama orang lain. Kecuali bagi pasangan suami istri yang joint income KPR atas nama pasangan.
Hal itu karena pengajuan kredit rumah komersial ataupun KPR subsidi atas nama orang lain sangat berisiko bagi ketiga pihak yang terlibat.

Risiko KPR Atas Nama Orang Lain
1. Pengajuan Bisa Ditolak oleh Bank
Setelah melakukan proses BI checking atau SLIK dari Otoritas Jasa Keuangan (OJK), tentunya bank akan melakukan verifikasi secara mendalam.
Misalnya, kamu akan kredit rumah di perumahan Kemang Pratama atas nama kakak bernama Shandy Pradana, kemudian bank menemukan pengajuan itu sebenarnya dilakukan olehmu.
Maka, otomatis pengajuan KPR tersebut akan ditolak. Pasalnya, hal ini sangat berisiko bagi bank. Selain itu, ada kemungkinan terjadi sengketa di masa depan.

2. Sulit Mengajukan KPR untuk Diri Sendiri
KPR mempunyai masa tenor yang sangat panjang mulai dari 5 sampai 25 tahun. Mengingat lamanya tenor KPR, tentu saja ini merugikan pemberi nama.

3. Masuk Daftar Hitam BI Checking
Kalau bertanya bisakah KPR atas nama orang lain? Jawabannya tidak, lantaran memang lebih banyak merugikan pihak yang memberikan namanya untuk pengajuan kredit.

Solusi Bagi yang Telanjur Ajukan KPR atas Nama Orang Lain
Membuat Surat Perjanjian Pinjam Nama untuk KPR
Membuat surat perjanjian pinjam nama harus dilakukan secepat mungkin. Isinya menerangkan orang yang meminjamkan nama tak mempunyai hak dan kewajiban apa pun terkait utang KPR.
