Cara Kerja Grace Period dalam Pembayaran KPR
Patut diketahui, dalam pengajuan KPR, fitur masa tenggang tidak sama sekali berhubungan dengan developer atau perusahaan properti.
Fitur ini hanya berlaku di antara nasabah dan pihak kreditur seperti bank.
Misalnya Anda mengajukan KPR OCBC NISP untuk pembelian unit rumah di Parkland Podomoro.
Anggaplah bank memberikan masa tenggang pembayaran cicilan KPR kepada seorang nasabah selama 15 hari.
Patut diketahui, fitur tersebut diberikan untuk pemberian masa tenggang, bukan subsidi.
Jadi, yang dilakukan oleh bank hanyalah menunda pembayaran bunga cicilannya selama 15 hari.
Penerapan fitur ini terbilang fleksibel, maksudnya ada bank yang memberlakukan masa tenggang untuk bunga cicilan saja.
Sementara, pinjaman pokoknya harus tetap dibayar tepat waktu.

Syarat Mendapatkan Grace Period
Masa tenggang ini tidak diberikan secara sembarangan, artinya diberikan secara selektif oleh bank penyalur KPR konvensional dan KPR rumah subsidi.
Ketentuan pemberian fitur ini pun diatur oleh Otoritas Jasa Keuangan (OJK) lewat Peraturan OJK 03/2015.
Disebutkan dalam beleid tersebut, bahwa terdapat beberapa syarat agar bisa mendapatkan masa tenggang, yakni:
- Setinggi-tingginya (berstatus) “Kurang Lancar,” untuk kredit yang sebelum direstrukturisasi tergolong “Diragukan” atau “Kredit Macet.“
- Kualitas tidak berubah untuk kredit yang sebelum direstrukturisasi tergolong “Lancar,” “Dalam Perhatian Khusus,” atau “Kurang Lancar.”
- Kualitas kredit sebagaimana dimaksud pada huruf A dan huruf B dapat;
- Menjadi “Lancar” apabila tidak terdapat tunggakan selama 3 (tiga) kali periode pembayaran angsuran pokok dan/atau bunga secara berturut-turut, sesuai dengan perjanjian restrukturisasi kredit.
- Kembali sesuai dengan kualitas kredit sebelum dilakukan restrukturisasi kredit atau kualitas yang sebenarnya, apabila terdapat tunggakan pembayaran bunga dalam 3 (tiga) kali periode pembayaran berturut-turut.
