Take over KPR adalah proses pemindahan kredit rumah dari satu bank ke bank lain atau dari satu debitur ke debitur lainnya. Lantas, berapa biaya take over KPR ke bank lain?

Proses take over dilakukan oleh debitur untuk menghindari beban kredit yang lebih besar atau risiko telat membayar cicilan KPR.

1. Biaya Take Over KPR BTN

Melalui program KPR BTN Platinum, Anda bisa mengalihkan atau melakukan take over KPR dari bank lain ke BTN

KPR BTN sendiri menawarkan suku bunga sebesar 5,46% fixed selama 3 tahun. 

Namun, saat mengajukan take over, kamu wajib membayar penalti ke bank sebelumnya atas percepatan pelunasan KPR tersebut.

Besaran penalti KPR dikenakan 1–7% dari sisa pinjaman ditambah bunga berjalan.  

Selain penalti, kamu juga harus menyiapkan biaya take over KPR BTN, meliputi: 

  • Biaya administrasi: sekitar Rp500.000
  • Biaya proses: sesuai kebijakan bank
  • Biaya provisi: 1% dari nilai plafon kredit
  • Biaya asuransi:  sesuai kebijakan rekanan perusahaan asuransi
  • Biaya notaris: sesuai kebijakan rekanan notaris

Jadi, bila perhitungan harga properti lebih besar dari sisa pinjaman di bank sebelumnya, Anda bisa mendapatkan kelebihan atas limit tersebut.

Bank Mandiri sendiri diketahui menawarkan suku bunga KPR sebesar 3,95% fixed 3 tahun dengan tenor 30 tahun.

Selain membayar penalti ke bank sebelumnya, ada pula sejumlah biaya take over Bank Mandiri yang harus disiapkan calon debitur, seperti:

  • Biaya provisi: 1% dari total nilai plafon

BCA juga memiliki layanan take over KPR dengan tingkat suku bunga 2,45% fixed 1 tahun dan tenor mencapai 25 tahun.

Sama seperti bank lain, bank swasta ini juga mengenakan sejumlah biaya untuk Anda yang ingin melakukan take over KPR BCA, yakni:

  • Biaya provisi: 1% dari plafon kredit
  • Biaya administrasi: Rp500.000–1.000.000
  • Biaya appraisal: Rp1.100.000–1.500.000
  • Biaya pengikatan agunan: sesuai tagihan notaris
  • Biaya asuransi jiwa: sesuai konfirmasi pihak asuransi
  • Biaya asuransi kerugian: sesuai hasil pemeriksaan bangunan
  • Denda: 0,2% per hari keterlambatan dari angsuran yang belum dibayarkan
  • Biaya admin roya (HT-el): Rp500.000 (berlaku di Jabodetabek)
